                                       Development Permit #4140 - Variance Application 
A Development Permit application to be considered has been received for a variance of the front yard setback at the following location:   #18, 5405 - 39 Avenue; Unit 18, Plan 0529035. 
The non-conforming front yard setback of 5.50m encroaches by .50 into the minimum 6.0m required setback.

The Subdivision Approval Authority has conditionally approved a subdivision of lots 26 and 27 into three individually titled lots. At this time the owner has not expressed interest to intensify the use.

 NEW:    Area Structure Plans 
An Area Structure Plan (ASP) is a long-term statutory plan that provides a detailed  framework for future development of a parcel of land. 

An ASP will be required prior to development of a piece of land designated for new communities (residential, commercial, industrial, institutional or mixed) excluding undeveloped internal areas.
