Whether you're building new, renovating, or making property upgrades, knowing what permits you need is essential. Below you'll find simple steps to determine when a Development Permit or Building Permit is required, and how to proceed.

Do I Need a Permit?

This permit is about land use and compliance with zoning rules, regulated under the City of Camrose’s Land Use Bylaw.

You typically need a development permit if your project includes:

  • Building a new structure (e.g. accessory buildings over 10 m², garages, sheds)
  • Adding an addition or secondary suite
  • Changing land use or zoning (e.g. commercial to residential)
  • Placing signs, fences, patios, decks, or making significant alterations visible to the public

The Land Use Bylaw helps you determine:

  1. Your Land Use District from the zoning map
  2. Whether your intended use is permitted or discretionary, and what site standards apply - setbacks, lot size, coverage, height, parking, landscaping, signage, etc.
  3. What general development regulations apply
  4. Requirements for parking, loading, landscaping, and signage

You must apply for a building permit if your project involves any of the following: construction, additions, alterations that change structure, demolition, or rebuilding after a fire.

Examples requiring a building permit:

  • Constructing a new home or commercial building
  • Adding an addition, finished basement, or enclosed deck
  • Demolishing or reconstructing significant portions of a structure

What does not require a permit:

  • Accessory buildings under 10 m² (about 106 ft²)
  • Simple repainting or decorating
  • Re-roofing (replacement of existing roofing)
  • Ordinary maintenance or minor repairs that don't affect structural elements

Processing takes approximately 5 to 10 business days, depending on complexity.
